New South Wales stamp duty and your walk-away price

In New South Wales, transfer duty is charged on top of the purchase price, so it comes straight out of what you can bid. Here are the current rates and a calculator set up for NSW.

Other buying costs: conveyancing, inspections, registration fees and any lenders mortgage insurance. Default $3,000; change it to your own figure.

First home buyers

Eligible first home buyers pay no transfer duty on homes up to $800,000. Between $800,000 and $1,000,000 a concessional rate applies, which this calculator does not model: it falls back to full duty and flags the result, so use the Revenue NSW calculator for that range.

Not included in this calculator

If one of these applies, the calculator flags the result or you should use the official calculator.

General information only. BidAI does not provide credit advice or credit assistance and does not suggest any lender, loan or product. The calculator gives an estimate from the figures you enter and the stamp duty rates published by state revenue offices (checked 21 October 2026). It doesn’t assess what you can borrow, your eligibility for a concession, or whether a purchase suits you. Concessions, surcharges and costs not listed aren’t included. Confirm duty with the official state calculator and speak with a licensed credit representative, conveyancer or solicitor before you bid.

Frequently asked questions

How much is stamp duty in New South Wales?

It depends on the price and whether a concession applies. Use the calculator on this page for an estimate from Revenue NSW's published rates, then confirm with the official calculator.

Do first home buyers pay stamp duty in NSW?

Eligible first home buyers pay no transfer duty on homes up to $800,000. Between $800,000 and $1,000,000 a concessional rate applies, which this calculator does not model: it falls back to full duty and flags the result, so use the Revenue NSW calculator for that range.

Does stamp duty reduce how much I can bid?

Yes. Duty is paid on top of the price, usually from your own funds, so the more you bid the more duty you pay. The walk-away calculator accounts for that.
