Victoria stamp duty and your walk-away price
In Victoria, land transfer (stamp) duty is charged on top of the purchase price, so it comes straight out of what you can bid. Here are the current rates and a calculator set up for VIC.
VIC rates
| Dutiable value | Duty |
|---|---|
| Up to $25,000 | 1.4% |
| $25,001–$130,000 | $350 + 2.4% over $25,000 |
| $130,001–$960,000 | $2,870 + 6% over $130,000 |
| $960,001–$2,000,000 | 5.5% of the whole value |
| Over $2,000,000 | $110,000 + 6.5% over $2,000,000 |
General rates. Lower principal place of residence rates apply between $130,000 and $550,000 for a home you will live in.
First home buyers
Eligible first home buyers pay no duty on homes up to $600,000. From $600,001 to $750,000 the duty phases in on a sliding scale: you pay the normal duty × (price − $600,000) ÷ $150,000. For example, a $700,000 first home attracts about $24,713 instead of $37,070.
Not included in this calculator
- Off-the-plan concession
- Pensioner and concession card holder reductions
- Foreign purchaser additional duty (8%)
If one of these applies, the calculator flags the result or you should use the official calculator.

General information only. BidAI does not provide credit advice or credit assistance and does not suggest any lender, loan or product. The calculator gives an estimate from the figures you enter and the stamp duty rates published by state revenue offices (checked 21 October 2026). It doesn’t assess what you can borrow, your eligibility for a concession, or whether a purchase suits you. Concessions, surcharges and costs not listed aren’t included. Confirm duty with the official state calculator and speak with a licensed credit representative, conveyancer or solicitor before you bid.
Frequently asked questions
How much is stamp duty in Victoria?
It depends on the price and whether a concession applies. Use the calculator on this page for an estimate from the State Revenue Office Victoria's published rates, then confirm with the official calculator.
Do first home buyers pay stamp duty in VIC?
Eligible first home buyers pay no duty on homes up to $600,000. From $600,001 to $750,000 the duty phases in on a sliding scale: you pay the normal duty × (price − $600,000) ÷ $150,000. For example, a $700,000 first home attracts about $24,713 instead of $37,070.
Does stamp duty reduce how much I can bid?
Yes. Duty is paid on top of the price, usually from your own funds, so the more you bid the more duty you pay. The walk-away calculator accounts for that.
